General fees:
Perform background, reference and credit check:
$45.00 per applicant
Prepare lease documents and schedule signing:
$139.00.
Rental agent:
Post add on internet weekly (Craigslist, RentDigs, etc), place sign in yard, show unit to prospective tenants,
fee commission equal to one full month rent
Collection of rents:
Set up land owner and properties on spread sheet:
$60.00. one time fee
Monthly acceptance (drop off) of rent and deposited once a month in to local bank of clients choice:
fee $4.00 per unit with a $60.00 minimum plus mileage.
Note: Under ala carte program, property owner
must notify Iowa Landlord Service if a violation or late
notice needs to be issued.

Bookkeeping: $49.50 per hour.
Exterior and Interior inspection, for lawn or snow, cleanliness and misc:
$39.50 per hour plus mileage.
Inspection Pictures: $19.00 per set, picture request must be made before inspection is conducted.
City of Des Moines housing inspection
Post notices and open doors represent landowner:
$39.50 per hour plus mileage.
Section Eight housing Inspections, Post notices, open doors and represent land owners:
$39.50 per hour plus mileage.
General maintenance 9:00 a.m.to 5:00 p.m.
Monday thru Friday:
$39.50 per hour plus mileage.
Emergency maintenance after 5:00 p.m. weeknights, Saturday and Sunday:
$59.25 per hour plus mileage.
Walk through inspection with tenants:
$39.50 plus mileage.
Draw up, post, and certify mail late notices
and violation letters:
$49.50 plus postage and mileage.
Eviction Process
To evict a tenant, it must be shown to the court that Landlord has reason to end tenancy. The three most common reasons for eviction are: Nonpayment of rent, failure to comply with the rental agreement, rules, or law; and failure to move after proper notice is given.
There are many fees associated with an eviction. They are outlined below.

Draw up, post and certify mail three day notices and file F.E.D. and or Money Judgement:

Consultation fee: $49.50 per hour.

Writ of removal:
Fee $49.50, plus mileage and sheriffs fee .
Represent land owner and supervise removal of tenant’s items from interior and place on curb for 24 hours with presence of sheriff:
Fee $49.50 per hour plus mileage and hauling fee
Removal of items from curb after 24 hour dead line:
Fee $49.50 per hour plus mileage and hauling fee.
Court cost:
Forcible Entry Detainer:$85.00.
Money Judgment:$85.00.
F.E.D. and Money Judgment combined :$85.00

Mileage: .45 per mile
