Flat-Rate Property Management Pricing Program
(Flat rate pricing requires a full management contract.)

Property management administration fees:

We will provide the services listed below for a flat fee of $60.00* per month for single family residences with a onetime computer software set up fee of $113.70 and with $250.00 minimum Bank account balance. (Current Wells Fargo 2011 minimum)

Multi-family dwellings and investors with multiple units are a flat fee of $60.00 for first unit and $27.00 for each additional unit with onetime computer software set up fee of $100.00 plus $13.70 per unit, with $500.00 minimum bank account balance.

A)  Rent collection.

B)  Bill payment.

C)  Respond to tenant issues.

D)  Financial report consisting of the amount of rent collected and all disbursements made on behalf of the owner.

E)   Account management.

F)   Owner review access to all financial reports.

G)  Owner disbursements.

Acquiring new tenants:

Apartments: $250.00 commission

Houses: $375.00 commission

Lease and document fee: $125.00 (new tenants)

Lease renewal fee: $75.00 (with current tenants when lease expires)

Agent will post one for rent sign at location

Commission does not include advertising cost

Internet advertising: $10.00 per posting, Reposted weekly until unit is rented.

Optional: News paper, at cost (average Des Moines Register advertising in 2011, $55 per week)

Inspection of properties and reports: $28.00 an hour plus mileage (average charge $40.00)

General maintenance during standard business hours: $38.00 an hour plus mileage

Overtime rates apply after 5:00 p.m. and on Saturday and Sunday.  

*Some materials and parts are purchased in bulk and on contractor account. Due to purchases being made on credit with interest rate charges, Artisan bills all materials and parts at consumer cost.

*Mileage .45 cent per mile.

Rates for Administrative Services

Office:

Advertising: ads are reposted weekly until leased

Craigslist and other internet advertising: $10/posting

Bookkeeping: $45.00 an hour

End of year reports: $45.00

Errors and Omissions insurance: $1.90 per unit monthly

Keys (Brass): $1.75 most standard keys in stock

Fill out and process rent voucher forms: $12.00

Copies: $ .18

Postage & shipping: Cost

Skype and Long distance phone calls & faxes: Cost

Section 8 tenant contract or similar government assistance: $27.00 (in addition to standard lease and document fee)

Lease and document preparation and signing: $125.00

Lease renewals, preparation and signing: $75.00

Delivery of notices

If delivered by any Iowa Landlord Service Staff: $27.00/hour plus mileage

Unlocking doors and overseeing entry for appraisers, inspectors, repairman and etc: $27.00/hour plus mileage

Walk through inspections with tenants

Property owner requested inspections: $27.00/hour plus mileage

Photos for documenting move in and move out condition of property: $15.00 per set

Credit/Background Checks

Credit Reports: $30.00

State of Iowa Background Check: $13.50

National Background Check /Credit Report: $39.00

Court/Service Actions

Court action for Money Judgment: Expense Cost plus $45.00/hour plus mileage

Forcible Entry & Detainer: Expense Cost plus $45.00 an hour and mileage

Process server: Prevailing fees
